在空气中易潮解，易溶于水，20℃时每升水溶解973·2克，80℃时每升水溶解1744克，1％溶液的PH值为5·5-6·5左右，不溶于有机溶剂，在中性介质中，水解最终产物为正磷酸盐。吸湿性很强，露置于空气中能逐渐吸收水分而呈粘胶状物。能与碱土金属化合成可溶性复盐，因此有溶解水垢的功能，是一种良好的软水剂。
